Welcome! We know this might seem like a lot, but please understand these rules are in place not just to protect our home, but to ensure your safety, comfort, and experience as well. Since you’re only here for a short time and may not be familiar with the cabin or mountain environment, these guidelines help prevent misunderstandings and keep everything running smoothly for everyone.

1. Primary Renter & Guest Limitations

• Primary renter must be at least 25 years old.

• MAX 6 guests total, including infants/children (per San Bernardino County Code).

• Exceeding this limit, whether intentional or not, will result in cancellation of your reservation and immediate departure without refund.

2. Security Monitoring & Guest Policy

• For safety and permit compliance, we use exterior sensor cameras to monitor guest arrival.

• If more than 6 individuals are detected on the property, your reservation will be immediately canceled without refund, and your group will be asked to vacate.

• Tampering with or disabling cameras or Wi-Fi systems is strictly prohibited and will result in cancellation of your stay without refund.

3. Trip Insurance & Nature Realities

• Travel insurance is strongly encouraged.

• No refunds will be given for events outside of the host’s control, including occasional power outages, snowstorms, landslides, rain, illness, mountain wildlife, or insects.

• In rare instances of extreme fire weather, the electric company may temporarily shut down power in Big Bear Valley as a safety precaution (usually a few hours, and occasionally overnight). If this occurs, you can choose to stay or depart early, and we will refund any unused nights.

• A full refund is only granted if all 3 roads leading to Big Bear are closed on the day of your arrival.

4. Wildlife & Pest Control

• The property receives regular pest control service. However, this is a mountain region—bugs, raccoons, bears, coyotes, wild donkeys, and bobcats live here and may be seen.

• Please keep the house doors closed. Closed doors will help reduce any unwanted visitors.

• Occasional sightings are normal and do not warrant refunds.

• If you suspect a pest infestation, report it immediately.

• By booking, you agree to allow us to send a licensed pest control professional to access the property if needed for assessment or treatment.

5. Off-Limit Areas

• The upstairs locked storage cabinets and loft area in the queen bedroom are off-limits to guests.

6. Pet Policy (Dogs Only – Max 2)

• House-trained dogs only.

• Pet fee: $75/dog in addition to nightly rate

• Dogs must not be left alone in the cabin, even if well-behaved at home. The new environment can cause anxiety, leading to destructive behavior or barking that disturbs neighbors.

• To avoid additional cleaning fees, please keep dogs off beds and/or furniture. Additional cleaning or reupholstering costs will apply if pet hair, stains, or damage is found by cleaning crew.

• Emotional Support or Service Animals count toward the 2-dog maximum.

• More than 2 dogs = immediate cancellation without refund.

• Excessive shedding may result in a $150 deep clean fee.

• Dog waste must be picked up by guests. Failure to do so will result in a $20 fee per incident by our cleaning crew.

7. Towels, Rags & Makeup

• Do not use bath towels for makeup or spills.

• Makeup pads/remover provided. Use rags from the labeled “Old Rags” basket for spills

• Please leave dirty rags on the floor by the washer.

8. Smoking & Vaping

• No smoking or vaping allowed anywhere on the property—including the driveway.

• If smoke or its scent is detected in the cabin, you will be charged a deep cleaning fee of $600 to remove odors from the cabin.

9. Furniture, Parking & Noise

• Please do not rearrange indoor or outdoor furniture during your stay.

• Park only in our driveway. Do not block neighbors’ driveways.

• Quiet hours are 10 PM – 7 AM. Please be respectful of our peaceful mountain community.

• No commercial photography/film shoots allowed without host approval

• Please do not have packages mailed to the cabin

12. Respect Our Space

• This home was created with love and care. Please treat it respectfully.

• Any damage, excessive mess, or abuse of the property may result in post-reservation charges.

13. Winter Guests

• No refunds will be given for weather-related cancellations unless ALL three highways to Big Bear are closed the entire day.

• Expect the backyard to be covered in snow.

• Snow will be removed from the driveway and entry path before your arrival.

• In the event it snows during your stay, additional snow removal is your responsibility. A shovel is provided, usually hung behind the BBQ tile wall or on lower-level hooks. We can also provide you with a contact for snow removal upon request.
